Standard homeowner policies exclude flood, which is insured separately. In a county of lakes and intense convective storms, the distinction between a plumbing failure and stormwater or lake flooding is therefore not academic — it can determine whether a claim responds at all. Where damage is extensive, the city's substantial-improvement administration can also change what the repair may involve.
